How does one go about finding a good realtor?

Our realtor made a mistake that cost us the house that we wanted to buy (see previous question), and then cashed our earnest money check after he assured us that it would not be cashed until we closed on a house!

I’m feeling very distrustful, any good realtors here from Boise, ID? I’m tired of being scr*wed over!

It sounds as though you dealt with an inexperienced or unethical realtor. NOT ALL REALTORS ARE THIS WAY! I do know that if an offer is accepted by both parties, then the earnest money check MUST be deposited until the transaction is closed, or until both parties agree to release the money. A realty company cannot hold a check (uncashed) until closing.

Try talking to the broker in charge of the company that the realtor works/worked for. The Broker in Charge is responsible for all real estate activity in that office. Also, if you have a legitimate grievance, which it sounds like you do, you should contact the BIC to let them know you are probably going to talk to the state’s Real Estate Commission & LLR regarding the matter.

Then, I’d definitely suggest interviewing a new realtor. Try picking a realtor who has been in the business for a couple of years. Explain to them what happened to you (you don’t have to name company names, etc), and what you expect from them up front. Be honest, and stick with a reliable, seasoned agent.

Why do most people look down on Realtors as a whole? Do most people realize the actual job requirements?

I wonder why realtors get laughed at and made fun of. Most people think just for doing "a little paperwork" they get paid "thousands". Does anybody realize that it’s actually very time consuming and if done properly, can save the buyer or seller a huge headache and/or money. It’s actually a JOB. Often times, the realtor does not get paid if there is no end result, even though there were endless hours put into it. Are these jokers snobs or what?

I’ve never known Realtors to be looked down upon or laughed at.

But then I’m an insurance adjuster.

You should see some of the nasty looks I get when I tell people what I do! I’m hated just as much as a lawyer or used car salesman but no where near as well paid!!

Does "BUYOWNER" give commission to real estates who bring customers to them?

Looking to buy a house and been working with a real estate agent. I was searching on buyowner and saw a couple of houses that interest me. I’m not sure if I should go to see the houses on my own or let my real estate agent know about it too. I do feel bad if she doesn’t get any commission on it becuz she has been working hard in showing me houses.

BE CAREFUL.
If you have signed a contract with a real estate agent, and you buy ANY house, the agent will probably be due a comission. READ THE CONTRACT THAT YOU SIGNED. If you buy a FSBO (for sale by owner) that owner is under no obligation to pay a comission to the broker. Which means, that you could be on the hook for 3% of the sales price. That would be an extra 3% ON TOP of what you pay the buyer.

If you want to buy a house that’s FSBO, make sure that your contract with the real estate agent is not in effect when you make the offer. And make sure that the agent didn’t show you the house. If they can proove that you made an offer on the house while you were under contract with them, or that you found the house through them, it’s likely that the contract that you’ve signed with them will provide for a payment of comission.

You can see if the seller is interested in paying the real estate comission to your broker, but I would imagine that most sellers would not be interested in that arrangement.

What happens to the listing of a house for sale if the realty agent handling it changes brokerages?

Say a house is listed with Agent B who works for Brokerage G. If Agent B decides to quit Brokerage G and go to work for Brokerage D, does the house stay listed with Agent B or Brokerage G?

Brokerage G could be nasty and keep the listing even if sellers want to transfer it to Brokerage D, but why deal with unhappy sellers. If sellers ask for a transfer in writing, it will usually be done.

I am freaking out about this house right now?

Ok so heres the story. about a month ago i found this house i absolutely love and when i went to get info on it and possibly put an offer on it i was told it went in to escrow and it was very rare for peoples loans to fall thru at that point and have the house open back up so my realestate agent basically told me that house was hopeless and keep moving. the house also went "inactive" on the website i found it on.
so kept looking for a house and nothing has compared.

but just a few minutes ago i was sent an email saying one of my saved home listings had been updated. i looked to see what home.. and there i was the house that was hopeless to get.
i researched it on another website and there it was….
im trying real hard not get my hopes up.

do you think the home is actually for sell again?
this seems to be a sign that this is supposed to be MY home

also me and my boyfriend make about 3000 dollars a month and dont have much debt do you think we can afford a 88 thousand dollar house? we both have pretty good credit scores also

i sure hope this isnt some sort of glich and my house is really gone.

There may have been family problems too so that the house couldn’t be sold until all the heirs agree. All I can tell you about buying a house, is that you don’t want to get too enthused so that you inspect it very very carefully and be sure it is worth the $. Have all the right inspections done and look for damage and check out the neighborhood. $3000 is not a lot of money when it comes to home ownership. They cost a lot and there are always repairs and some can be extremely expensive. Be sure you don’t get in the mess so many others are and buy something you really can’t afford. Anything can go wrong in your life like lose your job, have health problems, bad car wreck and then there is the weather problems like hail damage, tornadoes and hurricanes and all of that. Be sure you have enough $ to tide you over a pretty good time . . .like six months saved up and then a good savings account for when the house needs fixing, and then a tidy down payment. Without all of that, don’t buy a house. Nothing is worse in a relationship than to be short of money so that you have to constantly worry about how you are going to pay the bills and then you want to have enough to have some fun and you need to be saving on a regular basis. Plus you are moving in with no commitment from your bf. What happens if you break up? Protect yourself very carefully. . .always. . . .Good luck!

today he would be meeting a girl called Pushpa …..?

A Bachelor man, Rohan is excited as today he would be meeting a girl called Pushpa along with his parents and decide whether or not she would be his life partner or not. Rohan and his parents meet the girl and his parents and they do not approve the girl, as she is dark in colour. That night when Rohan goes to sleep, he sees a dream. In the dream he comes across a Jinn just like the one in the story ALLADIN.

Jinn: “ O my master, what can I do for you”?

Rohan: “ Oh! You are just like the Jinn I had read in ALLADDIN. Well, can you get me a beautiful girl whom I can marry?”

Jinn: “ Yes Master! As you say”

Within a blink of the eye, the Jinn is present with a beautiful fair girl with lovely wide eyes who is dressed in a bridal outfit.

Rohan: “ Wow! She is so beautiful.”

Rohan asks the girl her name. The Girl identifies herself.

The girl: “ My name is Dream”

Rohan: “ Where do you hail from? I mean are you an Indian ?”

Dream: “ I live in your subconscious. I can visit you only when you are asleep”

Rohan: “ You mean I can never get to marry you in reality?”

Dream: “ No.”

Rohan: “ O Jinn why the hell have you brought this girl who does not exist in reality?”

Jinn: “ Because Master, she is the most beautiful girl according to you and as she said, she lives in your subconscious. Well you can enjoy being with her as long as you are asleep. The same with me, I shall vanish as soon as you wake up.”

Rohan: “ Then how can I get nearer to her in reality?”

Jinn: “ Well, it is possible only in one situation, I can put her inside the body of Pushpa whom you and your parents rejected this evening”

Rohan: “ But Pushpa is dark and Dream is exactly the opposite of her in appearance”

Jinn: “ But at least you alone would be knowing that inside Pushpa exists your Dream.”

Rohan: “ Well but Pushpa is not the delight of my eyes and not only that, others will laugh at me for marrying Pushpa”

Jinn: “ Well, then the world you live in is really ridiculous because they want to run away from realties. We here who live in your dreams know that Materialistic Perfection does not exist in the real world that you live in.”

At this point Rohan wakes up from his sleep and just ponders over his dream. He takes a decision there and there that he would marry Pushpa and he conveys this to his parents who somehow are convinced by Rohan but they are as astonished as to what changed his decisions overnight.

Rohan: “ Well Mom and Dad, there is nothing like perfect beauty. Contentment is what truly makes everything look beautiful”

What according you is the philosophy that Rohan has imbibed from the Jinn ? Do you agree personally to the conclusions drawn by Rohan after he wakes up ?

settle for what you can get because perfection and idealism is just a far fetched fantasy

I agree to a degree, but not entirely

Perfection may not exist but that doesn’t mean you shouldn’t seek anything that is as near to perfection as you can. If we all settle for what we can get, then is there any point in pursuing anything in life?

I agree that happiness and contentment is key and it’s what make anything beautiful. However, there are degrees of happiness as well.

For me there is a threshold that I must exceed in order to be happy and satisfied witht he degree of happiness that I have, so in a way I set goals and criteria to what i am looking for. In this sense, I am seeking perfection.

I don’t agree with projecting an image onto others. This is like saying you want to cloud your own mind of your free will and deny reality for what it is. At the same time, you are not seeing the truth that you are in. It’s like another way of living in a fantasy or running away from your ‘problems’.

how is the realestate market in SAn Antonio?

I’m planning on moving to San Anotnio to renevate and sell houses and keep some of them for rentals. Does anyone have some info that leed me in the right direction? Also How is it living in SAn Antonio?

Hi Jessica, I live in San Antonio and the real estate is cooling off but not experiencing the drop in real estate market like in Dallas and other cities. People will say "NORTHSIDE! NORTHSIDE! NORTHSIDE!" but I think it’s a overbuilt market that is very susceptible to the overall national downturn in real estate. There are actually some great fixer uppers in the Southeast side. Any neighborhood along I37 south of Southcross out towards Military Drive. Good deals to be made down there. I also suggest checking out neighborhoods in the NOrth Central area. That would be north of downtown, East of I-10 but West of Hwy 281 and no farther North than about Basse Rd.
