Wait, so what is the difference though, between a Board and an Association?  I&#8217;ve come across some Realtor organizations that have &#8216;association&#8217; in their title, and others that have &#8216;board.&#8217;<br />
<br />By far the largest Real Estate group in the US is the National Association of Realtors.  Each State has a state association of Realtors.  The local group in my area that is a member of both of those is called the Arlington Board of Realtors.  Realtor and Realtors is a copy righted term that the National Association of Realtors owns.</p>

I understand through the National Association of Realtors (NAR), you can get health insurance through them as an agent. I have Kaiser HMO right now and I&#8217;d like to continue with them. Is it possible to get Kaiser HMO through REALTORS Core Health Insurance?<br />
<br />&quot;Core Health Insurance&quot; is a specific brand of insurance just as &quot;Kaiser HMO&quot; is a different brand name. The two are different and mutually exclusive. In other words, the way your question is asked would be similar to saying &quot;Can I get a Honda Civic through a Ford Mustang?&quot; So obviously this wording doesn&#8217;t make sense.</p>
<p>You might have meant to ask whether the REALTORS association has a selling agreement with Kaiser. The answer is no; and there would likely be no business reason for either the association, Kaiser or the members for doing so. The REALTOR association, like most other professional associations, focuses on member benefits that provide revenue to the association while making an attractive offering to the individual members.</p>
<p>I stumbled onto this question because I am writing a “Core Health Insurance Revisited” article for the Freedom Benefits health insurance exchange following changes introduced during this period of health insurance reform. <br />I refer clients to specific mortgage brokers because they are no BS sort of people.  They tell it like it is, do not say they can do something they cannot and take care of the people I send to them.</p>
<p>I do not have time for &quot;creative&quot; mortgage people who think they can do something and then tank the deal toward the end.</p>
<p>I have not received a referral fee from any mortgage lender.  And I have been doing this for awhile.  I have received a nice pastry and an occasional lunch.</p>

<br />They have to show where they are paying membership dues to the board, but that includes all of San Diego.   The west side likely does not meet your needs, it is a lot more expensive.</p>

<p>Why do they &quot;lose interest&quot;?<br />
<br />1. They don&#8217;t think you&#8217;re serious about buying (how long has the search gone on for?).</p>
<p>2. They don&#8217;t think you&#8217;re realistic about your budget/location and needs/wants and the reality of finding your &quot;dream home&quot; simply won&#8217;t happen as it stands.</p>
<p>3. The realtor has ADD or they&#8217;re extremely unorganized or lazy or have other priorities and do put you on the back burner. This is a perfect example of my former business partner and the reason why we lost several clients (he wouldn&#8217;t let me take charge and so they walked away and went with someone else).</p>
<p>4. They really don&#8217;t like you and it&#8217;s their immature way of hoping you&#8217;d stop working with them (seen this happen).</p>

I have a few recommendations. But how would I narrow the ONE. Are there websites that rate the realtors? Like CNEt for electronics or rate my professors for professors, are there any websites with the realestate agent reviews or rating. Any tips in helping choose a realtor is greatly appreciated.<br />

<br />There are no sites that rate realtors.</p>
<p>I would pick a realtor and use them a day BEFORE you sign a buyer broker agreement.  OR sign the buyer agreement for a one day period only.</p>
<p>Treat the one day they take you out as a job interview.  Did they ask you questions about what you want in a home, area, price, etc.  And then did they show you want you wanted and explain the questions you had.</p>

The realtor has not given us a copy of the contract after telling us one would be emailed.  Now the realtor won&#8217;t answer emails, letters or phone calls.  Are realtors required to give a copy of the signed contract to the sellers and what can we do about it? I don&#8217;t want to have to camp out at the office in order to finally see her.<br />
<br />Contact the managing broker of the office in which you agent works.  The office has a copy of the signed listing contract and will forward one to you.</p>

<br />Most Realtor make every effort not to invade your privacy and waste your time.  I know this may be inconvenient, but maybe the owner has no choice.  They really shouldn&#8217;t take pictures, it&#8217;s rude. If the place were vacant that would be ok.  You are typically notified by a phone call. They shouldn&#8217;t just show up and walk in. If they do, then you need to complain to the owner.</p>

			<content:encoded><![CDATA[<p>No one is ever going to buy my house if the Realtors don&#8217;t bring them.  Do you have any ideas for getting them to show my house?  My community is gated and does not allow any signs so we must depend on the real estate agents.<br />
<br />Personally, I don&#8217;t even look to see what the payout is on a listing. My first concern is to my client. Believe me when I tell you that it isn&#8217;t your Realtor. There are not enough buyers yet. In Minnesota there are estimated to be 7 homes for every one buyer. We have over 11 months worth of inventory.   I won&#8217;t even tell you to reduce your price, because that may not produce the kind of buyer you want anyway. Nowadays, when a buyer see&#8217;s that you have reduced the price, they go for the kill and offer a lot less.  </p>
<p>You have two options, #1 stick it out until it sells, or #2 pull it from the market until the market improves.  </p>
<p>As much as I like making money to pay my bills, I am honest with folks, if they don&#8217;t have to sell, then don&#8217;t put your house on the market.  If you do have to move, expect to get a very low price for your home. </p>
