when or what yr does a mobil home become realestate property and doesnt have to be titled?

I bought a house 3 yrs ago in 72 the orig.owners started with a sing. wide trailer then later build a house around it now I’m selling it and the mortgage comp. wants the serial # the only thing under it is the beams on a concrete slab no ID# I was told once the axels , tires were removed it becomes real estate property when we bought it we never went throught any of this it was concedered a stick built not a trailer p.s. we live in arkansas

I’ll bet the previous owners never did an affidavit of affixture (telling the county the home is fixed to the ground with wheel removed etc) start at your local county recorders office to see ify ou can find an original serial number on record then fill out an affidavit of affixture and file it with them – start there :) good luck

Does anyone know anything about Mini realestate?

Does anyone know anything about Mini realestate. I was told that a husband and wife both took a realestate course and go around posting and selling vacant property. They also both are doing a travel agency from home. I was told that there is such good $ in it that they both quit there real jobs and are making around 500k a year anyone know how to get in to this.

I can’t say that I know anything about mini real estate, but after having been in the business (real estate) for more than 10 years on the lending side, I have seen and heard just about everything.

People cannot post and sell vacant property without owning the property – it is IMPOSSIBLE for someone to sell something that does not physically belong to them, that is what title researching is for. There is a little thing called mortgage fraud and it will send you to jail for a LONG LONG time.

I’ve seen recently too an informercial about bying up property at tax sales – you can do this, but not as easily as this informercial would like for you to think.

There is no such thing as a get rich quick scheme, if there were don’t you think EVERYONE would be rich?

Keep your nose to the grindstone and save, if you have a bit of extra money invest it in a short term CD with a high yield.

Take it from me, the real estate market is going soft because interest rates have been going up, and people aren’t buying anymore, or refinancing. Defaults are at all time highs, mostly because people bought too much of a house on an Interest Only fixed rate (5 years or less), or even worse on an ARM (Adjustable Rate Mortgage) and now they can’t afford the new payment.

borrowed family money to buy realestate here in the us. can i deduct the interest and do i need a contract?

My fiancee is a non-resident/ non citizen; Is it possible for her to deduct this interest? Can she deduct yearly or only when the house and the property sells? Or can she only deduct a portion of the interest? Will a hard copy of the "loan-agreement-contract", be required as proof for review at filling?

Options available to ‘finance’ capital loss at closing of sale of real estate?

What are my financing options available at the time of a sale of realestate property to compensate for monies owed mortgage company due to falling appraised value of the home? In other words, price/sale of home will not pay off the outstanding mortgage balance. Thanks.

You will have to ask the lender if they can do a short sale or personal, unsecured loan if you wish to sell your home for less than what you owe on it. Those are your two options.

If you’re already under contract to sell your home, you’d better start making some phone calls ASAP and have your Realtor help you with this.

Does the John Beck’s Free and Clear Realestate system work?

Mr. Beck says you can buy Tax foreclosure property for pennies on the dollar. To me if the owner of a property owes taxes …that person most likely is in default of his mortgage as well.

Why would the bank that holds the note on the property let the home go …with the bidder only having to pay the back taxes free and clear of the outstanding mortgage debt?
Makes Little sense to me. Beck says these properties are free and clear….why would the mortgage company let it go? Any help is greatly appreciated.

This is a scam. Don’t waste your money on his course. If there is any value to the property over the unpaid taxes, there will be bidders at the tax sale.

No home with a mortgage will go to a tax sale if the mortgage is wiped out as it is in most states. The lenders are not that dumb.
