how do i know if i am black listed from a realestate?

About 10 years ago now, when i was 18 i rent a property with a friend and i ended up moving out and took my name off the lease and a few days later my ex flatmate destroyed the unit.. I just wanted to know if i can find out if my name was black listed?

There is no "blacklist" Check your credit report, if your name was not removed they may have filed a judgement against you for damages etc….

Is there anything special i need to know about selling my home without a realtor?

Not really. If you don’t even want to use a firm like FOR SALE BY OWNER, which makes it a bit easier, you should look into buying a home selling kit at your local office store or maybe online. It will contain all the forms to get you through the whole process. Make sure on any disclosures about your home that you are truthful. I can’t tell you how ugly it can get if you’re not and the buyer catches you on it. I need a rental house or apartment with no criminal background check. Do realtors do background checks?

I need a rental house or apartment with no criminal background check. Do realtors do background checks? Is there a way I can avoid being subject to such background checks? My target city is Austin, TX, and I have applied twice at apartment complexes and was turned down. Now I want a rental house but want to avoid being rejected. Should I turn to a realtor?

I don’t know if a realtor will, but the rentor may, which has probably been what is happening anyway.

I don’t know what you did or didn’t do, but if I was renting, I’d be much more comfortable with someone who was honest with me and took the time to explain what went down as opposed to someone who skirted my check, and left me to find out later. I mean, if you don’t get the place, chances are good that you’ll never see that person again, as a landlord or otherwise, so what’s the big deal in saying something, you know? It’s corny, but honesty is the best policy.

Also, keep in mind it’s normally only felonies they’ll check and question…I don’t think they care about most misdemeanors.

The logical path:

Is this chap physically young or mentally young?

While it is logically possible to cure or stop disease, the rejuvenation or standstill of the ageing process requires that ALL cells are capable of regeneration. Each cell has a specific purpose and a lot of them are naturally regenerating but on the whole the ‘machine’ wears out through continual use and damage from life generally. To keep things as they are would require a change in the DNA makeup rather than a life style. The present mechanism is not programmed to do what this chap is on about.

This Ted Elden sounds questionable. His two quotes have double meanings.

can i break a sighned contract WITH A REALESTATE AGENT saying their my agent.And the contract is binding?

They cant find me a home i like and want to buy,

theres usually a time limit the real estate agent has in the contract, reread it and go over it with them first.and asks questions no matter how stupid they sound to you. after all its is your time and money they’re useing

Can an LLC or S-corp realestate investment co do 1031 Exchange?

I have been buying realestates and have held the property under an S-corp or LLC. I am planning to sell and then do a 1031 exchange. Can LLC/S-corp do this? I have done it in the past as an individual person, but not sure if the IRS allows a corporation/LLC investment firm to keep on deferring the gains.

Yes, as long as ownership stays the same. ABC corp sells, ABC corp needs to purchase. Dissolving entities or changing ownership before selling or after purchasing should be looked at by a tax adviser. A single member llc is considered a "disregarded entity" by the IRS and is the exception. John Smith single member llc can sell and John Smith the individual can purchase.

Can a Realtor hold back offers to create an artificial bidding war?

I have a strong suspicion my recent offer was not presented to the seller, and the realtor is holding back on (and probably other offers too) and creating a false bidding war. Any idea on how confirm this? Can I contact the seller myself and ask them if they saw the offer?

If you are not sure that your realtor is holding back on your offer then you should put in the offer that you want to be there when the offer is submitted and give a date you are available to accompany your real estate agent. The other way to prevent this is to place in the offer that this offer expire 72 hours after receipt by the real estate agent.

A real estate agent is to submit all offers in a timely manner for acceptance.

Normally real estate agents look over the offer, then immediately take the offer to the seller or sellers.

if other offers are submitted then they might take these offers to the sellers also.

What real estate agents fail to realize is that they are working for the buyer or seller and you dictate the time frame in which things happen. They are there to give advice and make sure the local laws and customs are enforced and a legal sale take place.

Are you using the same real estate agent as the seller? This could be a problem. If you are perhaps you might consider using a buyer’s agent.
