borrowed family money to buy realestate here in the us. can i deduct the interest and do i need a contract?

Posted on March 28th, 2010 by admin

My fiancee is a non-resident/ non citizen; Is it possible for her to deduct this interest? Can she deduct yearly or only when the house and the property sells? Or can she only deduct a portion of the interest? Will a hard copy of the "loan-agreement-contract", be required as proof for review at filling?

Thank You in advance.

i think you best bet would be to post this question in the tax section!!!

What is an appropriate commission for our realtor finding us a rental home?

Posted on March 28th, 2010 by admin

We have been searching for homes with this realtor for about 10 months and have not found one yet. She found a rental home for us so we could relocate to the area (SC). The lease is for 6 months. We would like to give her something for the time being, with the intent we will continue looking for houses to purchase in a few months from now. I know this is not necessary to do, but we think a lot of her and she spent a lot of time with us so far.

What a sweet gesture. As a Realtor, I would rather have you tell everyone you know how wonderful I am and be my client for your future real estate needs than pay me a commission on this rental.

A nice thank you card and maybe a gift certificate to a local eatery would be great.

Can I call Realtors to let them know about my FSBO house?

Posted on March 28th, 2010 by admin

I want to unofficially put my house on the market to sell it in the next 6 months. Can I call a few local Realtors who have sold houses in my neighborhood and tell them I’ll give them 4% if they find a buyer. Or should I only post ads on the internet?

I have 50% equity, so there wouldn’t be an issue with the banks.

Absolutely. This is a very good idea for you.

However, I would call their brokers (their bosses) instead of the individual realtors. Ask those brokers to bring their whole office of realtors by your house after one of their sales meetings. These meetings are generally on Tuesday mornings. This way, instead of getting one realtor per phone call, you’ll get entire offices with one phone call.

And this way, the realtors in the offices that you call will feel like they’ve got an advantage over their competitors at other offices, because they know where one more home for sale is than those other realtors. To the realtors that know about your home for sale, it will become known as a "pocket listing". This is a listing that a realtor knows about, but that does not show up on the local MLS.

And by the way, 4% is too much. Only offer 3%, because that’s all that a realtor would get from any other home for sale on their local MLS.

Good luck to you! Oh, and you also need to be prepared for 50+ different realtors to ask you to list your home with them. This is just a by-product of what you’re about to do. Just deal with it.

what do you think the solution for this real estates crises? ?

Posted on March 28th, 2010 by admin

i will say get ride of any interest! and just be happy to get your money back. what do you think?

If a man cannot earn money at all, no amount of interest free loans will work until you eliminate the "need to make" payments on principle as well.

If a liberal is defined as one who "believes in public schools or other vital publicly financed systems of continued survival of the nation such as road maintenance", and you further deem these people to be nuts because that is redistribution of wealth and it’s against Constitutional Law to tax for "redistribution of wealth" (~ as Ron Reagan did in the run up to the election in 1980 ~ by declairing communists insane for doing the very same thing… ), are you not saying please d ope to slow death via typical anti-psychotics induced artificial Parkinsons disease over 90% of the USA?

If you pass laws, through your "representatives" that call for no, not one iota, of appeal or refusal of forced administration of said d ope, and no liability for those d oping, but rather utterly harsh puishments for those that "cost others" who are "responsible for care" but refuse to d ope innocent citizens ~ because this is in itself "supporting" the "rhetorical madness" of Liberalism’s "taxation to redistribute"), aren’t you a sick, vain but insipidly stupid egomaniac? (otherwise known as a conserfative?)

If you have thus by proxy cost even GM more money than they pay for steel to purchass for forced d oping of it’s own workforce by conserfative "court order" for mental defects therein ~ something the responsible people in GM cannot "legally" explain to their superiors even if they weren’t hand picked because of their consistant refusal to admit to obvious realities…~ then what do you think is wrecking the US economy?

If this pure legal rhetoric, debased as it can ever get, also intrudes into marriage, and creates an "obligation" to pay for children sired while d oped into a continuous stupor by a felon / conserfative judge, bent on ruining America because then "his side can win elections"…and that obligation is whatever the court says it is, payable or not, earned at a reasonable rate or ordered by "imputed" findings firmly based on any whim of any judge (as long as he can call it "seeming reasonable")…and all rights are removed from those that cannot pay including all rights to business licenses, such as copyrights and patents, and all other forms of business license so as to make slaves dependant on conserfatives…

What phenominon of Satan has brought on the economic collapse of the USA? (If it is not d oper minded conserfative hippyyyyyyyy politicing, of the Stampeed or JeeeeeeHaaaad, move them cow eyed mothers out to the voting booth and pay them thar wooooomen for their vanity and lust for a coooooool pompadore popular monkey acting bad boy).

The solution is Liberalism. It built the US economy.

The solution is Liberalism, it turned 150+ years of civil law jail on whim into honest Law Enforcement by people who honestly knew they worked for the people and not for the "majority taxpayer" / corporations / foreign governments that today’s police and judicials have acted as if they knew they work for for the last 28 years since REAGAN. Many people used to loose everything to the no wories about "trial" civil convictions of vagrancy d ying on a chain gang ~ de@d in two for worked to de@th ~ 75% were by JFK’s presidential commission finding ~ then Liberals changed that.

GWB brought it back.

And you need ask what happened to the US economy?

What US?

There is such a place?

Outside of fictions, and histories?

The USA you think you know comes from reruns of a bigone day, lost to d opers.

So go get some heroine from Afghanistan, GWB wants to outdo his dads cocaine thefts in Panama.

Is it just me or does EXIT Realty work like a MLM scam? How is that legal?

Posted on March 28th, 2010 by admin

Just to make it clear. I feel this way because they focus mainly on recruiting others (sponsoring) and on residual income. That is exactly what MLM companies focus on. It aounds like a complete pyramid scam.

I have been a part of the Exit Realty system for three years now and I can say that the "Exit Formula" is 100 percent legal and NOT a scam. Admittedly, I have seen some agents taking the whole sponsoring thing to the extreme, and that could cause a bad impression, but that does NOT speak for the validity of Exit. In a nutshell here is the deal. I hate to make this long, but I want to be sure the information is CLEAR!

(1) Exit Realty is a 10 year old, legitimate and respected real estate brokerage franchise. Just like ReMax, C21 or Keller Williams (which also has a residual component, but not as profitable as Exit), and licensed all over the USA. It’s tough to be a "scam" and still hold your brokerage licenses!

(2) Agents start out with a 70 / 30 split with the broker, and when the agent’s gross commissions hit 100K, the split then goes to 90 / 10 (with the broker keeping 10 percent). There are no "desk fees" or "admin fees". It’s a clean compensation plan for the agents

But there is the "residual component"

(3) IF an agent "sponsors" another agent into Exit Realty (with any Exit Brokerage in the US or Canada), the COMPANY will pay the "sponsor" a residual on the business created by the sponsored agent. This residual payment comes from the BROKER’S CUT … not the sponsored agent.

The "full time" recruiting agent gets 10% of the gross sales commission of recruits – OR
The "retired" recruiting agent gets 7% of the gross sales commission of recruits – OR
The heirs of a deceased recruiting agent gets 5% of the gross commission of recruits.

(All with a MAXIMUM of $10,000 per year … when the recruited agent hits the 90% commission level)

Last year I generated (part time) $20,000 in commissions from a few listings that I sold. BUT I also earned another $4500 from another agent that I sponsored into Exit (in another office) who LOVES the basic compensation plan with the brokerage.

This is not a scam or ponzi scheme – it’s a system where the company legally rewards agents for helping to grow the Exit brand.

Sorry for the long post, but if you have any other questions feel free to contact me via my Yahoo Answers Profile.

Why do apartments need a downpayment with the application?

Posted on March 28th, 2010 by admin

We’ve looked at a few apartments and all of them seem to need a downpayment when your applying. We are visiting the landlord today…and filling out the application with her and then she has to transfer it over to the realty group. Then they decide whether or not to approve me. They said it has to be cheque. Why would they ask for the downpayment without approving us first?..And if I don’t get approved..do I get the cheque back? I’m worried because the cheque has my bank accnt number on it..

thank you

Down Payment? That term is not typically used in the renting world. We often see Application Fee – which is an amount they charge applicants to run background and credit checks. The other required "down payment" is the Security Deposit. This is usually equal to one month’s rent. You should NEVER pay this before you sign the lease.

Posted on March 28th, 2010 by admin

i want to buy a house and i always here about people get a good deal cause they bought a forclosure house. how do i get that info.

Depends on where you are looking? If you want to stay in your local area the best place to go is the county clerks office or your county real estate office. There is where they will have all the public notices.
