Where can I find a realestate agent to help me find a house to rent?

I want to rent a house in san diego but am having difficulty finding the time to look for one. I want to pay someone to find one for me, any ideas who to call?

Most large agencies will have rentals.

I need a contract between a realestate office and myself to do Property management. A Partnership contract?

What percentage should the realestate office get and should I charge for my time working on any property. I need help puting a contract together to start my property mamagement division of this new realestate office and I know very little about property managment.

It is a low profit center and a big headache. I refuse to do property management on residential properties.

We charge, from our main office the first months rent as a set-up fee, and 10% thereafter monthly. For our repairmen the rate is $45.00 per hour, the clock starts when they leave the building until they return.

You need to know what your market will bear, and charge according to your cost to do business and make a reasonable profit. However at your experience level you can expect that the real deals will go to the experienced property management firms.

I want to become a realtor but dont know exactly how to do it. What are the steps in order to become a realtor.

Sitting in the office listening to the other agents tell you what will not work is not the key to being a successful real estate agent.

The key to having a successful career in the real estate field are simply and easy to follow.

#1 Get the necessary education to get your state license.

A. An internet class would do just fine you are only trying to get your license.

B. If you like to sit through a class then find a real estate school in your local area.

C. Some real estate offices offer career real estate license school in their office

#2 Obtain the necessary continuing education to maintain and keep your license to sell real estate up to date.

#3 Formalize the best marketing plan you can think of to maintain a high degree of referrals and a good customer base.

You may listen to others that are successful and those that are unsuccessful tell you about what they do that work and what they do that don’t work for them.

You are not them so, what might work or not work for them might be the reverse for you. So take what they tell you and put them into something that work for you.

Starting part time might work for some and not for others. It simply depends on how many hours a day you are willing to put into your new career and how bad you want to leave your old career behind. Sometime your present career can be a crutch.

The main thing you want to remember about making real estate your career is that you are working for yourself, so you are the one that have to motivate yourself each and every day.

You want to become an expert in real estate not just a person that sell and list houses. There is a big difference.

There are several marketing techniques that are in use today.

#1 There is telemarketing, but then there is the "Do not call list" So you have to be careful there and not make a mistake or you will be sued. Cost is $11,000 per call for you as well as your employer.

#3 Advertise in the local newspaper that you are now in the business of doing real estate.

#4 You can direct mail to people in your city telling them you are in the real estate business.

I suggest you market yourself by leaving the office and spending time in a area that you want to work and get to know the people that could be your future clients.

Find an area in your city that you want to work approximately 5,000-10,000 houses. Make you enough fliers to cover your area. If you have children this will be a good weekend activity for them as well as yourself. While walking the area passing out your fliers, if you see someone out doing the lawn or just out introduce yourself, give them one of your cards. See if they are willing to give you their name and email address so you can email them, on a monthly basis, things about the real estate industry as well as your monthly newsletter. Place any information you collect in a data base that you should start.

Your flier should tell them a little about you, the high school and college you attended, a little about your family # of children, husbands first name if you have a family yet, a few of the real estate programs that you will be offering and introducing. This is an introductory flier that you can make on your computer. You can get them ran off at Staples or Office Depot.

You should pass these type fliers out at least 3 months in a row. This will let them know that you are sincere and look as if you will be there for them.

You should also visit the local commercial places in the same area. Find out if they will allow you to place a flier holder in their business, give them one of your business cards, find out their
name, write it down you never want to forget it because they will become one of your partners. buy something even if you are gonna give it away and don’t need it. Do this to as many commercial businesses in the area as will allow you to place a flier holder in their place of business. You will find the flier holders at Staples or Office Depot.

Call the post office and inquire about their bulk mailing stamp. Get one and learn the system of bulk mailing.

Also call your title company and get them to provide you with the names of the people in your area that you have been passing out your flier.

Remember your data base you were starting and now should have over a thousand names that you alone should have been able to get if you have been walking the area.

Once you have passed out the fliers for at least 3-4 months start you a newsletter covering topics on the real estate business. Get articles from your local newspaper as well as off the internet. Just remember to give credit to the author of the article. You might have a doctor, lawyer or some other professional to help you on your articles. Charge them for the articles, about 50% of the cost of the newsletter.

How do realtors get a list of fair market values on properties? Is there a web site that shows property sales?

I am a new investor and would like to pull my own fair market property values I know realtors have a source for doing this and I would like to find out how they do it? Is it a web site they pay for the listings of properties that have sold in the last year? OR does the local community services provide this? Do you have to have a realtors license to do this?

zillow.com is a great little website that will let you do this yourself. You will get the idea of when it may be innacurate (updates not included but hey thats easy to tell), and the comps on there are priceless for doing the homework yourself.

Are you asking how much estate agents in the UK charge? If so, they typically charge the seller about 2% of the sale price. I don’t really understand your question.

have anybody work with the Realty Trac team, who claim they supply the foreclosuer listings in a given area?

Realty Trac team is a Real estate company, (I think that they are a real estate comany), who provide a person withthe forclosuer list for seven days. after that I believe they charge a monthly fee for thier service.

Most foreclosure sites are notoriously inaccurate, even if you pay for them.

Contact your local office that deals with foreclosures for a more accurate and free list of pending foreclosures.

Am I having a bad day? My thoughts for today.?

Although I do feel I know where my mind should stand on these issues I’m dealing with, I need to cry and be able to allow myself to acknowledge that am I not emotionless. I need to tell the world, I’m sick of present standards! It HURTS when we leave our children in the care of the careless. It hurts when people lie, steal, cheat and war. Where the heck is this planet going to? (At least Dick Cheney is gone. lol)

I am here in text feeling entitled to breakdown and to vent that I am not able to cope with this rat race today.

I need to vent. My son was in a school bus accident today. He is fine, though the cause is disturbing. Speeding, aggressive driving.

The night before this my daughters Noni passed away. Rest in peace beautiful, not appreciated enough soul.

Our new home we purchased is only 6-7 years old and the problems are tremendous. I have been trying to patch, paint and diagnose our house, which we cannot afford to repair as the damage is widespread structural issues. BLEH I’m also TIRED of inhaling paint fumes. lol

My 14 year old daughter chose to move to her fathers after we moved into our new neighbourhood. I get to see her every other weekend now. Quite a change from seeing her 5 days a week before she moved to dads. At least dad is an alright parent.

After we moved into our new home, a realty agent took us through 2 months of lawsuit stress at $8500.. which turned out that we had the right to sue him for unethical practice. After all we worried, we didn’t sue him. I was more concerned about our family’s health, rather than dragging ourselves through the court systems.

I shed tears of today that are brought on by a chain of events from past sorrow. When you try to make things better…try to take care of your physical and mental surroundings,you realize it is nearly impossible to do. With an ever increasing population of human error, alongside other radical quarks in society, the downward spiral only becomes denser.

I will thaw! :) Things can only get better!

Thanks for your comments. I appreciate it. I felt better while writing this piece. :) You are correct, I must remember there are things much worse. I know and think this way, yet needed to be reminded.

Interestingly enough, time works rather fast in our household this week. My spouse ended up calling from work today.. to tell me he got a huge raise! This will help us with our house completely. Less things to worry about, and absolutely positive news. :)

Try to change your perspective. Your son is OK, your daughter’s Noni is at peace, you have a nice newer home that many people would love to have, your daughter is safe with her dad, etc. Things will be OK. A lot of people are wose off than you are, so try to think of the good stuff.

Can anyone help me to find an honest private realestate investore?

I recently went though a forcloser last janurary due to my husbans loss of employment .I have been employed for 4and half years at the same job at full time hours .The banks wont consider a loan for thee years .I still would like to purchase a home on my own home.What help is there trough a private realestate investore?

Nobody but a close friend or a relative is going to give you money for a mortgage or a down payment.

Build up your savings and credit score and in about 3 years you and your husband should again be able to purchase a home through a real and legitimate mortgage lender. At this time you just have to be patient and work hard to pay all of your bills on time.

How Long after a Auction…..?

just wondering if it sold today at auction when would the realestate agent put a sold sticker on the sign?

I would say.. they will put " sold" sign right way. if they have the sign with them..
